Listing Contract: Real Estate Commission

By Romeo Dolor

In most cases, there is a usual portion that real estate agents and companies suppose to get as commission. This differs from region to region, and depends upon whether it is a commercial or a residential real estate. With no difference to all other real estate related matters, commission is one thing that is also negotiable. At the point of completing the listing agreement, you and your agent need to agree with the computation of commission in a certain deal.

The date when the commission is earned is specified in the listing contract as well. This matter is something that should be given importance and that needs to be given attention as it involves financial matters regarding Real Estate in Tremonton Utah for example.

The real estate agent will effectively earn the commission at the point of time when a ready, willing and able homebuyer has presented an offer that goes well with your terms and listing price. If a homebuyer presents an offer and you are finally decided and agreed on the price and terms through counter-offers, the agent of the Real Estate in Brigham City for example automatically earns a commission that is computed accordingly.

Like what homebuyers do often, home sellers get cold feet too. A situation like this can happen to you also. If it does happen to you, you will really need to be certain to consider the matter prior to agreeing to such terms with a buyer of your home.

During the time that you and a homebuyer have agreed on the terms, you should need to know the fact that you have incurred two contractual obligations. It has something to do with the obligation of the agent and your obligation as well. You might decide canceling the contract just because you have changed your decision about moving, it is your personal choice; however, the agent already has earned his or her commission based on the agreed terms on the contract that is the same with most real estate contracts. It is expected, as we all, that most agents want to get their commission.
