Mortgages are obtained from mortgage companies that provide the funds to buy property with the agreement that you will make regular payments over a certain period. The property you buy serve as security should you not honor the agreement or can not afford to repay the mortgage.

There are two ways to get a mortgage. You can contact the bank or mortgage companies by yourself or call in the help of a mortgage broker. The advantage of mortgage brokers is that they are up to date with the various available products and are able to suggest the best possible deal for you. People can apply for a bond in three ways. You can visit the institution directly, apply by phone, or visit the website of the mortgage company and apply online.

There are two most basic mortgages namely an interest only mortgage and a repayment only mortgage. With an interest only mortgage the interest only is paid back and at the end of the agreed period the loan amount needs to be paid. A repayment mortgage requires you to pay both interest and the loan amount at the same time.

For most people the repayment opportunity is better. With this option you do not need to make provision to pay the capital amount at the end of the term which will be the case if you selected an interest only mortgage.

When taking out a bond or mortgage, making sure you have life insurance to cover the entire repayment amount is a wise decision. It is true that some lenders do not require that you take out life insurance, but there is a risk involved. If it happens that the mortgage is not fully paid at the time of death, the mortgage still has to be paid. If this does not happen, the institution providing the mortgage can sell the property to cover the cost of the mortgage.
